But…. The converted garage is not going to be used as a dwelling unit. It is only to be used part of the time I read the Ts&Cs relating to the sectional title scheme to which I am a part owner in terms of the Sectional Title Act and the only reference to a garage which is part of the scheme that it must not cause nuisance nor affect the use and access of other users to their garages Several owners and tenants have put a deep freeze in the garages, two run small businesses from there (one stores stationery he sells, another runs a modest garden services and maintains his machinery). I have been a trustee for 8 years and would not object to anyone repurposing his garage, as long as it did not conflict with other owners and not cause annoyance. I spoke to our chairperson, her response was, “what is the problem?” However, there isn’t a parking problem (yet) and owners not using their garage pay a R300 monthly levy for the use of a demarcated parking bay There is no visitor parking, mainly due to security and a secure access control system
