Owner's rights to material

I see a lot of sales of Bluray disks  on the forum and wanted to understand what one can do with the material without infringing copyright laws.

As the owner of the physical disk, I have the right to make a soft copy for my own use. Should I sell the physical disk can I keep the soft copy? Can the new owner do the same, copy and sell?
